Can you own property in the Philippines?

A 60-second quiz for Filipinos abroad and foreigners. Know what you can own, and the safest way to buy from where you live.

Free, no documents needed. Know your limits before you pay a reservation fee.

Most costly mistakes happen before anyone signs a contract.

Buying from abroad means trusting people you can’t meet in person. These are the three we see most.

“No problem, you can own it”

A seller or agent says yes to close the sale. The title problem shows up years later, when you try to sell or pass it on.

Land in a relative’s name

It feels like a workaround. Legally, the relative owns it, not you, and so do their heirs.

Papers signed abroad that don’t count here

An SPA that isn’t consularized or apostilled can stop a sale at the Registry of Deeds.

See which of these rules apply to you before you pay anything.

Questions buyers ask

Can I buy property in the Philippines without flying home?

Yes. You can sign a Special Power of Attorney (SPA) so someone you trust in the Philippines signs for you. If you sign it abroad, it needs to be consularized at a Philippine embassy or consulate, or apostilled, or the Registry of Deeds can refuse it. Keep the SPA limited to the exact property and transaction.
