Can I buy property in the Philippines without flying home?

Yes. You can sign a Special Power of Attorney (SPA) so someone you trust in the Philippines signs for you. If you sign it abroad, it needs to be consularized at a Philippine embassy or consulate, or apostilled, or the Registry of Deeds can refuse it. Keep the SPA limited to the exact property and transaction.

What is dual citizenship, and how do I get it?

If you were born Filipino and became a citizen of another country, you can get your Filipino citizenship back under the Dual Citizenship Act (RA 9225) and keep your other passport. You apply at a Philippine embassy or consulate and take an Oath of Allegiance. After that, you can own land like any Filipino, with no size limits.

Can a foreigner own a house and lot?

A foreigner can own the house, but not the land under it. Foreigners can own condo units in their own name, as long as foreign ownership in that building stays at 40% or below. For a house and lot, the usual options are a long-term lease of the land or, if you’re married to a Filipino, the land in your spouse’s name.
